I just don't see this even with Bush's bailout. My guess, and it seems most other people's too, is one to two more years of inching downward.

Not by a long shot! I think the biggesst drops are probably over throughout most of the country, but I still think housing prices and sales are going to continue to inch downwarrd.

It appears I'm not alone: Mark Zandi, chief economist at Moody's Economy.com, predicted that if the economy slips into recession or if efforts to prevent foreclosures don't pick up substantially, the housing market downturn could last through the end of the decade.

Don't know about that, forclosures are still edging up where I live. and all the agents are taking courses on short selling...not a good sign.

It doesn't seem like that's what the people in the industry believe. The National Association of Home Builders said its housing market index, which gauges builders' perceptions of conditions and expectations for home sales over the next six months, came in at 19 in December. The number was at the lowest level since the index began in January 1985.

More bad news: The Department of Commerce reported that housing construction fell in November and single-family activity dropped to the lowest level in more than 16 years. Still no sign of a turn around.
